About this Product
Here we offer a stylized deed from Volothamp Geddarm for use in your Dragon Heist campaign. The document is lengthy and character names can be added for the transfer of property to them. The document details Trollskull Manor and its ownership by Volo before being transferred to the characters. It is signed by Volo and the City Magistrate and has Volo's wax seal in purple wax and the 50mm Great Seal of the City of Splendors in gold wax at the very bottom, making the document fully official.
The document is rolled and secured with a leather thong to keep it closed. Provide us with the character names who will be receiving the property from Volo and the date of your campaign (if known). If you wish the default date, we use the "first day of Marpenoth, fourteen hundred and ninety two by the Reckoning of the Dale, the Year of Three Ships Sailing." The document is quite lengthy at almost 4 feet long.
Makes a great prop to fully immerse your players in your campaign and to give them a sense of ownership within the game. Meet the Maker
I'm a Graphic Artist who's played and DM'ed Dungeons and Dragons for nearly 50 years. Along with table top gaming, I also do what I call "interpretive depiction" of various classes from the DnD fantasy setting, whether it be a Ranger or Fighter. As one who not only plays the Game and recreates the kits of these characters by hand, this provides me with a real perspective on how props should be made. For over 20 years now, we have brought gaming props in the form of documents and immersive jewelry to the roleplaying game table. We work with DM's and Players to create unique props that can really make their tables pop and allow the story to be so much more immersive. How it’s Made
This document is printed on high quality parchment and then joined using self-parchment strips on the reverse to create a document that is almost 4 feet long. The document bears Volo's personal seal in purple wax, the Magistrate's justice seal in gold wax and the Great Seal of the City of Waterdeep at the bottom. It is rolled and then secured by a decorative cuff. In making this document, we aim to make it seem that one is holding a document crafted by a City Scribe in service to the City of Splendors and bearing the appropriate, canon-correct seals.

Welcome to Sage of the Realms. We ship domestically by safe and speedy Priority Mail and combine shipping at $10 domestic no matter how many items you order at one time. If you are an international customer, prices for shipping will vary from $20 USD to $40.00 USD depending on size of package and location. Any overages will be refunded back to the customer. Please read our policies below. Thanks for your continued patronage.
Due to excessive summertime heat in some areas of the country, we reserve the right to limit shipping to certain areas in which wax seals may melt. Please keep in mind if you use outdoor parcel lockers and are in one of these hot areas, the heat may damage items, from wax seals to causing adhesives to fail. Basically: Hot Sun = Heat, Outdoor Parcel Locker = Oven. We can't defeat Mother Nature. Thanks for your understanding.
For larger orders, we may elect to add "Signature Required" to your package. This helps dissuade porch pirates or misdeliveries. If the carrier does not find someone at home to sign for the package, they may elect to have you pick it up at your local Post Office and will usually provide a note to let you know. As always, refer to tracking which is provided for more information.
Please be aware that due to the Covid Pandemic, the mails have slowed somewhat, even with Priority Mail. Thanks for your patience and your continued patronage. We are now shipping internationally but encourage caution as the mails are not always as dependable as they were in the past and delays or missing packages are apt to occur. We ask that you order at your own risk accordingly. We value our international customers and want to get our items to you but these are extraordinary times and have given cause to different expectations.
If you order in two separate transactions, you will be charged a shipping charge of $10.00 for each domestic shipping label. We try to stay on top of this and will refund back any excess shipping as we combine shipping on all orders purchased at one time by a customer. In the event your order is too large for one box, we will message you.

We reserve the right to cancel your order and refund you if you live in an area that has a reputation for delayed or undelivered mail or if there is not enough information to complete your order. Also please note that some of our listings have extended processing times due to custom work required. If you ask us to expedite shipping for an item that is impossible for us to get to you in the time requested, we will cancel and refund your order.
Our regular shipping for domestic packages is Priority Mail. Priority Mail seems to be more secure and is faster and many of our customers prefer this as packages are usually delivered within 3 days. It costs just a bit more but for the security and speed, it is worth it, especially in these uncertain times. Due to delays in domestic shipments, we no longer offer Priority Mail Express, sometimes called "Overnight". Because these shipments are much higher in price, when they do not arrive in their estimated time frame, customers sometimes get irritated but once a package is placed in the mail system, we have no control over its movement. We recommend that if you are needing something for your game by a certain time that you (1) order early enough to accommodate potential mail delays or (2) adjust your game to allow for the specific prop to enter at a later time. Tracking is provided for domestic Priority Mail and can be accessed through your Etsy Purchases Section. Allow up to a week and a half during the Covid Pandemic to allow domestic packages to arrive. Often it will be much quicker than this but these are strange times.
ADDITIONAL WISDOM:
Be sure to read all of the listing from which you are planning to make a purchase as we can personalize it to your specifications in most cases. The listing item may also not be limited to the number of pages you see if you are worried about the number of words. If there is a word limit, we will inform you so you may adjust accordingly.
We do custom orders but ask that you message us first to be sure it is something we can do. We had a custom listing at one time but too many customers were ordering without messaging us first so we had to take it down as we didn't want to cancel orders for something we could not do. If you need something specific, message us and give us the details (the more the better) and we'll let you know what we can do and approx. how much it will be.
Always remember when placing custom orders or orders that require personalization, we may have questions for you in order to make sure we get it right. Please check your Etsy conversations often and make sure you have your notifications on your phone set for Etsy notifications. You will be glad you did.
